Boris Azarenko is a Moscow real estate developer who built his career on one core belief: property is investing at its highest level. Value, he argues, is created not just by builders, but by strategists who treat buildings like financial assets.

That philosophy led him to co-found Vesper in 2012, now one of Russia’s leading developers in the elite residential market.

Boris Nikolaevich Azarenko was born in 1977. He studied finance at the Financial University under the Government of the Russian Federation, Russia’s top institution for economics and finance.

He entered Russia’s financial markets in 1995, during the early days of post-Soviet investment banking. By 1997 he was heading the equities division at a Moscow brokerage. In 2000 he moved into investment banking, spending five years structuring and leading projects.

That decade in finance gave Azarenko two things: an eye for undervalued assets and a discipline for risk and returns.

After ten years, he decided to stop advising on other people’s deals and start creating his own. In 2005, with partner Denis Kitaev, he founded Evocom. Over seven years, Evocom built office centers, business parks, and residential complexes. Azarenko commissioned international firms like NBBJ and Stanton Williams, an approach to architecture that would later define Vesper.

Evocom also taught him how to run a company through crisis. Navigating the 2008 financial downturn convinced him that real estate value comes from innovation, discipline, and execution quality

By 2012, Azarenko saw a gap in Moscow’s luxury housing market. Demand from affluent buyers was returning after the crisis, but supply hadn’t caught up. Properties were sold on location and size, not on craftsmanship, comfort, or long-term investment quality.

He wanted Vesper to approach real estate like a portfolio manager approaches stocks: engineer each asset to hold and grow in value.

The model had two goals. First, create an exceptional living experience. Second, ensure every property remained desirable as an investment.

Azarenko took responsibility for finance, funding, and asset valuation. Kitaev handled operations. That structure held until 2022, when both founders stepped down as executives. Operational control passed to a new management team. As of July 2026, Azarenko remains a co-owner and is in the final stages of talks to sell his stake

Vesper’s early work focused on adaptive reuse — buying historic buildings in central Moscow and transforming them into luxury homes.

A pre-revolutionary apartment building turned into 10 luxury apartments. The ornate facade was preserved while the interior was rebuilt with modern engineering.

A 19th-century landmark restored into 41 residences. Historical details were preserved or recreated. The project later won FIABCI Prix d’Excellence and International Property Awards for heritage restoration.

Combined a 19th-century building with a new contemporary floor and a landscaped private garden. About two-thirds of buyers use the apartments as primary homes.

A small building where every detail — natural stone, wood finishes, custom entrance halls — reflected Vesper’s quality focus.

Four historic buildings integrated into one complex. European-style courtyards, heated in winter, and a choice of industrial or neoclassical interiors. The project received multiple Moscow government architecture awards.

Built around a century-old printing house where major 20th-century literary works were first published. It mixes heritage restoration with new construction

Redevelopment proved Vesper could deliver quality and value. New construction gave Azarenko full control over design and engineering while keeping the boutique scale.

* 65 apartments and two penthouses set around a private park with a path to the riverfront. Includes integrated wellness and lifestyle amenities.

Is a serviced residence with fully furnished apartments and five-star hotel standards. It includes a wellness center, pool, retail gallery, and sits on historic Tverskaya Street.

According to company data, Vesper sells about 90% of apartments before construction is finished.

Azarenko attributes that to three things: focusing on projects few developers attempt, hiring top international specialists, and delivering fully finished interiors. The goal was to eliminate years of disruptive renovations for buyers.
